Boundary disputes are a common problem that can arise between neighbours. These disputes can be caused by a variety of factors, such as misunderstandings about property lines, encroachments onto another person's property, or disagreements about the use of shared spaces.

Property boundaries are actually very difficult to nail down. Very rarely do your title deeds provide the definitive answer. Your title plan provides only the most general indication of boundary line location. Making drastic and expensive choices, such as re-alligning fences without your neighbours' approval, could come back to hurt you if your understanding of the boundary line is proven wrong.

Appreciate that the law of adverse possession does not operate 'as advertised'. If someone has been in possession of an area of land for 10 years (or sometimes 12 years) it does not give them title to that land. Instead it gives them the beginning of a claim to the land, and that claim must still be proven on a number of other factors.

Try to resolve any dispute peacefully. Tempers can quickly flair when you are living on the doorstep of a dispute, but you must continue to live alongside your neighbour moving forward. Negotiation is always recomended before jumping into legal proceedings.

There are a number of alternatives to court proceedings, including mediation and surveyors. Each possibility comes with its own pros and cons.
